屯門寶怡花園3座高層2房戶成交價$380萬單位升值逾倍易手

祥益地產高級分行經理黃文樂表示，隨著樓價回落，加上撤辣後入市門檻降低，不少買家增持物業。屯門寶怡花園日前錄得一宗同屋苑分支家庭的買賣成交個案，原業主於1995年以約$135.5萬購入單位，是次轉手帳面獲利約高達$244.5萬，單位升值逾倍易手。

黃氏稱，上述所錄成交單位為3座高層H單位，實用面積480平方呎，兩房兩廳，日前獲同屋苑分支家庭垂青。據了解，買家居於同一座，見樓價回落趁機買多間供家人自住，主要鍾情單位附設企理裝修，加上客廳及房間均擁開揚景觀，而且原業主增加議幅，累積減價達$40萬，遂便決定以$380萬購入上址作自住之用，以實用面積計算平均呎價為$7917。
