屯門嘉悅半島1座低層2房戶區內客以$12,000「即睇即租」

祥益地產區域董事表示，日前該分行促成一宗屯門嘉悅半島之租賃成交個案，是次租客為區內客，該單位的租金回報率高達3.1厘。

上述所錄成交單位為1座低層D室，實用面積446呎，兩房一廳。日前獲區內客以月租$1.2萬租入，平均呎租為$26.9。該租客鍾情屋苑周邊配套應有盡有，而且交通方便，加上單位企理以及座向佳，經議價後，業主更願意減租$500，遂便決定「即睇即租」。

如以現時同類型單位的銀行估值價約$468萬作計算，該單位的租金回報率高達3.1厘。
