屯門啟豐園2座高層2房戶月租$1.18萬回報率達3.6厘

祥益地產 - 邱家邦經理表示，日前促成一宗屯門啟豐園租賃成交，該單位租金回報率高達3.6厘，租客為區內客。

邱家邦指，上述成交單位為2座高層G室，實用面積375平方呎，兩房一廳，日前獲區內客承租。由於租客家人居於啟豐園，為方便照顧家人而選擇租住同屋苑。租客鍾情單位附設企理裝修，加上業主願意調整租金，減租$700，遂決定以月租$1.18萬承租單位，實用呎租為$31.5。

邱家邦續指，如以現時同類型單位的銀行估值約$389萬計算，該單位的租金回報率高達3.6厘。
