屯門啟豐園第2座中層2房戶區內首置客以$325萬入市

祥益地產執行董事盤嘉茵表示，啟豐園是屯門私人屋苑之一，周邊配套應有盡有，交通十分方便，而且鄰近海邊，成為不少人心目中的理想住所。日前分行促成一宗屯門啟豐園的買賣成交個案，原業主於2017年以約$380萬購入上址，是次轉手帳面虧蝕約$55萬。

盤氏稱，上述所錄成交單位為2座中層F室，實用面積325呎，兩房一廳。新買家為區內首置客，表示熟悉區內環境以及搬遷方便，加上單位廳房景觀開揚，而且原業主由10月下旬放盤價$360萬累減$35萬，新買家有感樓價可以負擔，遂便決定以$325萬購入上址作自住之用，單位以實用面積計算呎價為$1萬，屬於市價成交。
