屯門南浪海灣3座高層2房戶月租$14,700 回報率達2.6厘

祥益地產區域董事黃慶德表示，屯門南浪海灣附近有多條巴士綫前往市區，亦有海典軒購物商場，日前分行促成一宗南浪海灣的租賃成交個案，該單位之租金回報率達2.6厘。

黃氏稱，上述所錄成交單位為3座高層G室，實用面積594呎，兩房兩廳。租客為區內客，主要鍾情屋苑屬區內樓齡較新，而且自己熟悉屯門區，加上單位內附靚裝連部分傢俱，客廳窗戶更座擁海景，租客遂便決定以$1.47 萬租入，以實用面積計算呎租$24.7。

黃氏續稱，如以同類型單位銀行估值約$672萬作計算，該單位的租金回報率達2.6厘。
