祥益地產區域董事袁思賢表示，日前促成屯門半新盤御海灣2座中層B室，實用面積262平方呎，開放式間隔。租客為內地優才，考慮該屋苑屬區內半新物業，而且周邊有交通工具直接到達工作地點，加上單位內籠新淨，業主更有$500的議價空間，租客遂便決定以月租$1.05萬「即睇即租」，實用面積平均呎租$40.1。

袁氏續稱，如以業主當時購入價約$525萬作計算，該單位的租金回報為2.4厘。
