祥益地產執行董事表示，屯門凱德花園屬區內私人物業，內附屋苑泳池，環境舒適。日前分行促成一宗凱德花園「即睇即租」的租賃成交個案，該單位之租金回報率高達4.5厘。

上述所錄成交單位為3座低層B室，實用面積325平方呎，兩房一廳，日前獲區內客垂青，租客主要鍾情屋苑鄰近家人，方便照應，而且單位內籠企理附部分傢電，遂便決定「零議價」以$1.1萬「即睇即租」，以實用面積計算呎租$33.8。

如以同類型單位銀行估值約$295萬作計算，該單位的租金回報率高達4.5厘。
