屯門兆麟苑低層3房戶$1.5萬租出租金回報達5厘

祥益地產 - 盤嘉茵執行董事表示，屯門兆麟苑鄰近市中心，環境靜中帶旺，近期錄得一宗租賃成交。單位為B座低層4室，實用面積554平方呎，採三房兩廳間隔，最終以$1.5萬租出，實用呎租約$27.1。

據了解，新租客以公司名義承租，作員工宿舍之用，因屋苑鄰近工作地點，可減少通勤時間，加上單位內附新淨裝修，遂決定承租。由於租客性質與一般長租家庭客不同，業主特意調高租金逾$1,000，最終雙方達成共識。

盤嘉茵補充，以同類型單位銀行估值約$358萬計算，該單位的租金回報率高達5厘。
