祥益地產 - 黃文樂經理表示，該行日前促成一宗屯門居屋兆軒苑的租賃成交個案，單位租金回報率高達4.2厘。

成交單位為A座低層5室，實用面積376平方呎，屬1房1廳間隔。租客為區內居民，因原住所將進行裝修，需短租3個月，並鍾情單位企理寬敞，且屋苑生活配套完善。由於區內短租盤源有限，租客最終未有睇樓，僅參考同類單位間隔後，決定以月租$9,500承租，並一次過繳付租期內租金，折合實用呎租約$25.3。

若以同類型單位銀行估值約$273萬計算，該單位的租金回報率約4.2厘。
