屯門兆禧苑D座低層2房戶短租$1萬回報達4厘

祥益地產 - 邱家邦董事表示，屯門居屋兆禧苑近日錄得一宗短租成交，租客為區內住戶，租金回報率達4厘。

上述成交單位為兆禧苑D座低層15室，實用面積415平方呎，屬2房間隔，租客以月租$1萬短租2個月，並一次過繳付全期租金，折合實用呎租$24.1。

據了解，該租客原居單位正進行裝修，需物色臨時住所，因單位鄰近原居地，方便搬遷及視察裝修進度，加上雙方租期合適，遂決定承租。邱家邦補充，以現時銀行對同類單位的估值約$303萬（自由市場價）計算，租金回報率達4厘。
