屯門兆禧苑A座低層2房戶月租$1.08萬回報率高達4.4厘

祥益地產 - 黃慶德董事表示，日前該分行促成一宗屯門兆禧苑的租賃成交個案，該單位之租金回報率高達4.4厘。

黃氏稱，上述所錄成交單位為A座低層11室，實用面積415平方呎，兩房一廳。租客為區內客，由於原租所無法續租，考慮到熟悉該區環境，遂便決定於區內物色另一租盤，主要鍾情屋苑鄰近小朋友上學地點，方便往返，加上單位內附企理裝修，遂便決定以月租$1.08萬租入，以實用面積計算呎租$26。

黃氏續稱，如以現時同類型單位銀行估價約$293萬作計算，該單位的租金回報率高達4.4厘。
