祥益地產 - 黃文樂經理表示，屯門居屋兆畦苑鄰近輕鐵新圍站，步行約10分鐘即可到達熟食市場，社區設施完善。日前分行促成該屋苑B座低層12室成交，單位實用面積443平方呎，原業主早前以$310萬放售，累減約$13.2萬後，最終以自由市場價$296.8萬易手，實用呎價約$6,700。

新買家為區內客，熟悉該區環境，鍾情屋苑配套完善及單位內籠寬敞，見樓價吸引，遂決定承接作自住之用。資料顯示，原業主於2012年以自由市場價$130萬購入單位，是次轉手帳面獲利約$166.8萬，升值逾一倍。
