祥益地產區域董事袁思賢表示，屯門對外交通的進步已經一日千里。屯門近數年落成的屋苑䨇寓，位於屯門碼頭區，以開揚向海作為賣點，主打中小型單位。日前分行促成一宗䨇寓的租賃成交個案，是次租客為區內客，單位的租金回報率高達3.2厘。

袁氏稱，上述所錄成交單位為北翼中層B室，實用面積264呎，開放式間隔。租客為區內客，主要鍾情屋苑屬區內半新盤之一，質素較佳，而且單位附發展商裝修，窗戶座擁開揚全海景，加上業主有$200的議價空間，租客遂便決定以$1萬租入，實用呎租為$37.9。

袁氏續稱，如以同類型單位銀行估價約$379萬作計算，該單位的租金回報率高達3.2厘。
