屯門䨇寓北翼中層開放式戶外區客以$1.05萬「即睇即租」

祥益地產區域董事邱家邦表示，屯門對外交通的進步已經一日千里。屯門半新盤䨇寓，位於屯門碼頭區，以開揚向海作為賣點，主打中小型單位。日前分行促成一宗䨇寓「即睇即租」的租賃成交個案，單位的租金回報率高達3.6厘。

邱氏稱，上述所錄成交單位為北翼中層B室，實用面積264平方呎，開放式間隔，一直用作出租之用，近日舊租客約滿，業主於收樓後24小時內隨即有新租客看中承租。租客為外區客，主要鍾情屋苑屬區內半新盤之一，質素較佳，而且單位附發展商裝修，窗戶座擁開揚海景，租客遂便決定以$0議價，以$1.05萬「即睇即租」，實用呎租為$39.8。

邱氏續稱，如以同類型單位銀行估價約$350萬作計算，該單位的租金回報率高達3.6厘。
