居屋升勢勁!馬鞍山錦暉苑2房未補價445萬沽,原業主持貨5年賬賺近四成

近期二手市場交投暢旺,惟私樓樓價未見明顯回升,而未補價二手居屋樓價升勢凌厲,馬鞍山居屋錦暉苑最新錄得一宗逆市大賺個案,一伙高層2房單位以445萬元未補價沽出,原業主持貨不足5年,賬賺123萬離場。

代理表示,馬鞍山居屋錦暉苑高層06室,實用面積426方呎,2房間隔,以445萬元未補價易手,實呎10,446元。買家為上車客,原業主於2020年爆疫後以322萬元未補價購入上述單位,持貨約5年,賬面獲利約123萬元或38%。

錦暉苑位於馬鞍山恆健街8號,於2020年7月開始落成,由1座樓宇組成,共有735個單位。屋苑交通便利,步行至港鐵恆安站僅需約3分鐘。

此外,天水圍居屋屏欣苑及長沙灣居屋麗翠苑,近期錄得多宗逆市獲利成交,其中屏欣苑C座26樓3室賺幅最多,單位以413萬元易手,期內升值116%。
