將軍澳東港城7座低層2房戶$520萬易手累減$60萬

美聯物業將軍澳天晉分行高級分區營業經理黃麗貞表示，區內筍盤不乏承接，該行新近促成一宗將軍澳東港城463實呎戶的成交，外區客以$520萬承接單位。

黃麗貞指，上述成交單位為將軍澳東港城7座低層F室，實用面積約463平方呎，屬2房間隔，座向西南。賣家最初以$580萬放盤，放盤約兩個半月，近日獲外區客洽詢。買家原居於港島區，心儀新鴻基參建屋苑的質素，見將軍澳區生活配套發展成熟，而且單位內櫳企理，景觀開揚，故睇樓2次即決定承接單位，議價$60萬後以$520萬承接單位自住，折合實用呎價約$11,231。

參考成交資料，原業主於2009年7月以$223萬購入上述物業，持貨約15年，是次轉手帳面賺約$297萬，或約133%。
