將軍澳日出康城領都3座高層3房套區内租客棄租轉買斥$700萬承接

美聯物業將軍澳康城分行高級分區營業經理劉世華表示，美國減息增加觀望客的入市信心。該行剛促成一宗日出康城領都3房單位的交投，區內租客見減息即入市，以$700萬承接單位。

劉世華指，上述成交單位為日出康城領都3座高層LA室，實用面積約677平方呎，屬3房套房間隔，外望海景。據悉，買家為區内租客，物色心水單位逾兩年，見租金持續上漲，較兩年前已上升約2成，幾乎「供抵過租」，適逢樓價尚處低位，而且美國宣佈減息，入市信心大增，故馬上棄租轉買，斥$700萬承接單位自住，折合實用呎價約$10,340。

參考成交資料，原業主於2013年3月以$710萬購入上述物業，持貨約11年，是次轉手帳面微蝕約$10萬，或約1.4%。
