將軍澳廣明苑4個月炒貴1成 !同區私樓6年慘蝕125萬!

近期樓市氣氛回暖,二手成交增多,將軍澳居屋廣明苑及同區私樓新都城均錄得成交,惟一賺一蝕,可見入市時機及揀盤之重要性。

其中將軍澳居屋廣明苑D座高層13室,實用面積530平方呎,屬2房間隔,座向東北望樓景,新近以490萬元已補地價售出,呎價9,245元。原業主於去年10月於自由市場以445萬元已補地價購入單位,持貨短短4個月,現轉手帳面獲利45萬元,單位期内升值10.1%。若連同印花稅1.5%及使費計算,料業主仍可獲利29萬元離場。

此外,將軍澳新都城二期10座低層F室,實用面積約363平方呎,屬2房間隔,座向東南,放盤1個半月獲用家「即睇即買」,以475萬元承接單位,呎價約13,085元。原業主於樓市高峰期2019年2月以600萬元購入上述物業,持貨約6年,最初叫價510萬元,後累減35萬元成交,賬蝕約125萬元,期內單位貶值約20.8%。
