將軍澳天晉1期低層3房戶區內租客斥$1,550萬入市

美聯物業 - 黃麗貞經理表示，私人住宅租金持續向上，部份用家見息口連續下調，選擇「租轉買」。該行剛促成一宗將軍澳天晉873實呎戶的成交，區內租客見價錢相宜，斥$1,550萬入市。

黃麗貞指，上述成交單位為將軍澳天晉1期3座低層B室，實用面積約873平方呎，屬3房間隔。賣家以$1,580萬放盤約1個月，近期獲區內租客洽詢。買家心儀屋苑鄰近港鐵站及大型購物商場，單位景觀開揚，故棄租轉買，議價後以$1,550萬承接單位自住，折合實用呎價約$17,755，屬市價成交。

參考成交資料，原業主於2011年11月以約$819.3萬購入上述物業，持貨約14年，是次轉手帳面賺約$730.7萬，或約89.2%。
