美聯物業將軍澳新都城二期分行高級分區營業經理林健偉表示,成交單位為寶琳欣明苑欣菊閣中低層5室,實用面積約554平方呎,屬3房間隔,座向西方。據悉,原業主以$380萬綠表價放盤,放盤約1個月獲洽詢。買家心儀屋苑鄰近港鐵寶琳站,單位間隔實用,議價$20萬後以$360萬於居屋第二市場的綠表價承接單位自住,實用面積平均呎價約$6,498。

參考成交資料,原業主早於1990年以約$37.5萬購入上述物業,單位34年間帳面升值約$322.5萬,或約8.6倍。
