美聯物業將軍澳新都城二期分行高級分區營業經理林健偉表示，成交單位為寶琳欣明苑欣菊閣中低層5室，實用面積約554平方呎，屬3房間隔，座向西方。據悉，原業主以$380萬綠表價放盤，放盤約1個月獲洽詢。買家心儀屋苑鄰近港鐵寶琳站，單位間隔實用，議價$20萬後以$360萬於居屋第二市場的綠表價承接單位自住，實用面積平均呎價約$6,498。

參考成交資料，原業主早於1990年以約$37.5萬購入上述物業，單位34年間帳面升值約$322.5萬，或約8.6倍。
