天鑽特色戶劈至1008萬沽!業主持貨5年蝕約5球!

近年使用發展商二按、即俗稱呼吸Plan入市的業主,因撞正加息週期,優惠期一過即陷入息率大幅攀升、且物業估價下跌難以轉按的困境,不少人只得蝕讓離場。 

市場消息透露,大埔天鑽高層A室,實用面積780平方呎,屬於3房間隔,並連約602平方呎天台,業主原本叫價1590萬元放盤,多次調整叫價後,最終以1008萬元易手,較銀行網上估價1062萬略低約5%。

資料顯示,原業主早於2019年以約1494萬元購入,當年選用發展商提供的二按入市,由於息率升至P,估計難捱高所以減價沽貨,是次易手帳面蝕讓486萬元離場,期內貶值33%。若連購入單位的釐印費及代理佣金等雜項支出,估計損手逾550萬元離場。
