祥益地產高級分行經理表示，日前促成一宗天水圍栢慧豪園之租賃成交個案，是次租客為區內客，該單位租金回報率為2.8厘。

上述所錄成交單位為1座高層D室，實用面積677呎，三房兩廳連套廁，日前獲區內客承租。該租客鍾情單位附設企理裝修，加上客廳及房間均擁開揚景觀，而且屋苑位於天水圍中心點，交通便利，以及租客願意一次過預繳一年租金，業主有見及此調整租金，租客最終以月租$1.6萬承租單位，平均呎租為23.6。

若以現時同類型單位的銀行估價約$677萬作計算，該單位的租金回報率為2.8厘。
