天水圍居屋天愛苑A座中層3房戶月租$1.38萬租金回報達3.4厘

祥益地產高級分行經理林家倫表示，天愛苑屬於天水圍居屋屋苑，樓價、租價大眾化成為賣點之一。日前該分行促成一宗天愛苑「即睇即租」的成交個案，該單位的租金回報率高達3.4厘。

林氏稱，上述所錄成交單位為A座中層1室，實用面積649呎，三房兩廳。據了解，租客為區內家長，主要鍾情屋苑鄰近子女心儀學校，為了校網決定租入，而且單位內籠附雅裝連大部份傢俬，毋須大量添置即可入住，加上租客有感單位寬敞附三間睡房，每位家庭成員均可擁私人空間，遂便決定以月租$1.38萬「即睇即租」上述單位，實用呎租為$21.3。

林氏續稱，如以現時同類型單位的銀行估價約$481萬作計算，該單位的租金回報率高達3.4厘。
