天水圍天富苑G座中層3房戶 $395萬成交升值逾3倍易手

祥益地產高級分行經理林家倫表示，日前天水圍居屋天富苑錄得一宗區內客的買賣成交個案，原業主於2001年以約$91.1萬(居二市場價)購入單位，是次轉手帳面獲利約$303.9萬，單位升值逾3倍易手。

林氏稱，上述所錄成交單位為G座中層4戶，實用面積650平方呎，三房兩廳連套廁，日前獲區內客垂青。該買家為綠表客，指定要物色天富苑或天盛苑的單位，鍾情單位屬康和式間隔，與私樓格局相若，加上屋苑鄰近其工作地點，可節省交通時間，而且往返深圳灣相當方便。此外，買家半個月前曾睇過上述單位，當時售價為$420萬，惟未有即時決定承接，近日原業主隨著市況調整售價，累積減價達$25萬，買家遂便決定以$395萬(居二市場價)購入上址作自住之用，以實用面積計算平均呎價為$6077。
