中原地產 - 楊頌堯經理表示，受關稅戰影響，入市心態轉趨觀望，惟本月大埔美豐花園錄得首宗成交。單位為A座高層05室，建築面積375平方呎，實用面積293平方呎，2房間隔，最初開價約$350萬，經議價後以$338萬成交，折合實用呎價約$11,536。

據悉，新買家為區外客，見單位價格合理、間隔實用，加上可受惠最新印花稅寬減措施，遂決定購入作自住用途。

資料顯示，原業主於1997年以$197萬購入單位，持貨約28年，是次轉手帳面獲利約$141萬，期間升值約71.6%。
