中原地產新界東豪宅朗濤分行高級分行經理張少聰表示，近期入市氣氛向好，帶動整體交投，大埔白石角海日灣最新錄二期12座中層B室，單位實用面積251平方呎，開放式間隔，議價後以$313.8萬易手，實用平均呎價$12502。

張少聰指，新買家為區內收租客，見屋苑配套完善，單位價錢吸引，即購入單位長線收租，單位市值租金約$12000，買家料可享約4.6厘租金回報。據了解，原業主則於2019年以約$397萬購入單位，持貨約5年，現轉手賬面蝕讓約$83.2萬離場，單位期內貶值約21%。
