大埔康樂園單號屋議價後以$1,800萬沽出單位期內貶值約9.4%

中原地產大埔康樂園分行高級資深分區營業經理吳啟業表示，日前促成大埔康樂園11街單號屋成交，單位實用面積1,214平方呎，建築面積1,850平方呎，開價約$1,950萬，日前議價後以$1,800萬沽出，實用面積平均呎價約$14,827，累減約$150萬。

據了解，新買家為同區家庭客，見屋苑少有放盤，單位間隔合用，即決定購入單位自住。據了解，原業主於2021年以約$1,987萬購入單位，持貨約3年，現轉手賬面蝕讓約$187萬離場，單位期內貶值約9.4%。
