中原地產沙田市中心分行區域營業董事黎宗文表示，大圍區本月暫錄約14宗成交，其中金禧花園佔約2宗成交。屋苑最新錄得4座低層E室，單位建築面積463平方呎，實用面積340平方呎，2房間隔，日前議價後以$455萬易手，實用面積呎價$13382。

據了解，新買家為上車客，見單位價錢合理，間隔合用，即把握機會入市單位自住。原業主則於2013年以$376萬購入單位，持貨約11年，現轉手賬面獲利約$79萬離場，單位期內升值約21%。
