中原地產玖瓏山分行經理霍栢雄表示，樓市前景未明，買家對入市較多考慮因素，大圍聚龍居剛錄本月首宗成交，屋苑最新錄12座中層A室，3房連套房間隔，單位實用面積942平方呎，建築面積1221平方呎，去年12月開價約$1520萬，今年6月減至$1400，9月減至$1300萬，議價後以$1150萬易手，實用平均呎價$12,208，累減$370萬。

中原霍栢雄指，新買家為用家，原業主則於2005年以約$590萬購入單位，持貨17年，是次沽出單位獲利約$560萬離場，單位期內升值約94.9%。
