中原地產玖瓏山分行經理霍栢雄表示,樓市前景未明,買家對入市較多考慮因素,大圍聚龍居剛錄本月首宗成交,屋苑最新錄12座中層A室,3房連套房間隔,單位實用面積942平方呎,建築面積1221平方呎,去年12月開價約$1520萬,今年6月減至$1400,9月減至$1300萬,議價後以$1150萬易手,實用平均呎價$12,208,累減$370萬。

中原霍栢雄指,新買家為用家,原業主則於2005年以約$590萬購入單位,持貨17年,是次沽出單位獲利約$560萬離場,單位期內升值約94.9%。
