中原地產-劉國龍經理表示,財案公布後,大市明朗化,交投步伐加快,沙田及大圍區本月暫錄約25宗成交,其中溱岸8號佔約2宗成交,屋苑最新錄3座高層F室,單位實用面積508平方呎,建築面積668平方呎,2房間隔,叫價約$950萬,議價後以$900萬沽出,實用面積平均呎價$17,717。

中原劉國龍指,新買家為區內客,感屋苑交通方便,配套完善,單位高層開揚,即入市單位自住。據了解,原業主於2012年以約$663萬一手購入單位,持貨約13年,是次易手賬面獲利約$237萬離場,單位期內升值35.7%。
