大圍溱岸8號中層3房套議價後以$1,638萬易手

中原地產沙田市中心分行區域營業董事黎宗文表示,日前促成大圍溱岸8號5座中層B室,單位實用面積936平方呎,建築面積1,227平方呎,3房連套房及工人套房間隔,去年7月開價約$1,880萬,日前議價後以$1,638萬易手,實用面積平均呎價$17,500,累減約$242萬。

據了解,新買家為用家,見單位價錢合理,業主提供合理議價空間,即把握機會入市單位自住。原業主則於2012年以$956萬購入單位,持貨12年,現轉手賬面獲利約$682萬離場,單位升值約71.3%。
