世紀21奇豐物業沙田區營業董事表示，該行新近錄得大圍海福花園成交，單位為福兆閣(1座)低層D室，實用面積409平方呎，屬2房1廳間隔，座向西南望園景。單位放盤8個月，叫價$450萬，終以$410萬(已補地價)沽出，減價$40萬，減幅8.9%，實用面積呎價$10,024。

據了解，原業主早於1997年6月以$252萬購入上址，持貨27年至今沽售，帳面獲利$158萬，單位期內升63%。
