中原地產 - 曾紀賢經理表示，一手帶動下，整體入市氣氛向好，大圍區本月至今暫錄約28宗二手成交，大圍柏傲莊佔約3宗，分行最新促成5B座中層D室，單位實用面積521平方呎，2房間隔，議價後以$1,060萬沽出，實用平均呎價$20,345。

曾紀賢指，新買家為外區客，見屋苑環境舒適，附近設大型商場，單位價錢合理，即把握機會購入單位自住。據了解，原業主於2020年以$1,103萬購入上址，持貨5年，是次沽出單位蝕讓約$43萬離場，期內貶值約4%。
