大圍文禮閣3房議價後以$800萬易手單位升值約73%

中原地產沙田第一城分區營業經理侯惠良表示，成交單位為大圍文禮閣1座中層A室，單位實用面積622平方呎，建築面積736平方呎，3房間隔，開價約$880萬，日前議價後以$800萬易手，實用面積平均呎價$12,862。

據了解，新買家為用家，見單位價錢合理，間隔合用，即購入單位自用。原業主於2012年以$463萬購入單位，持貨約12年，是次沽出單位賬面獲利約$337萬離場，單位升值約73%。
