大圍嘉順苑高層2房成交價$399萬升值約31.3%

中原地產 - 黎宗文董事表示，近期市場以一手主導，二手交投放緩，大圍區4月暫錄約30宗成交，與上月同期相若。該行最新促成嘉順苑高層05室成交，單位實用面積446平方呎，2房間隔，議價後以居二市場價$399萬成交，折合實用呎價約$8,946。

據悉，新買家為上車客，見屋苑放盤稀少且價錢吸引，遂決定承接作自住之用。

資料顯示，原業主於2018年以約$304萬購入單位，持貨約7年，帳面獲利$95萬，期間升值約31.3%。
