大圍名城一期議價後以$950萬易手 單位期內貶值約10.2%

中原地產沙田第一城分區營業經理侯惠良表示,近期入市氣氛正面,沙田及大圍區暫錄約17宗二手成交,大圍名城一期3座低層NA室,單位實用面積677平方呎,建築面積901平方呎,3房連套房間隔,開價約$1,050萬,日前議價後以$950萬易手,實用面積平均呎價$14,032,累減約$100萬。

據了解,新買家為上車客,見單位價錢合理,間隔合用,即購入單位自用。原業主於2021年以$1,058萬購入單位,持貨約3年,是次沽出單位賬面蝕讓約$108萬離場,單位期內貶值約10.2%。
