大圍名城一期議價後以$950萬易手單位期內貶值約10.2%

中原地產沙田第一城分區營業經理侯惠良表示，近期入市氣氛正面，沙田及大圍區暫錄約17宗二手成交，大圍名城一期3座低層NA室，單位實用面積677平方呎，建築面積901平方呎，3房連套房間隔，開價約$1,050萬，日前議價後以$950萬易手，實用面積平均呎價$14,032，累減約$100萬。

據了解，新買家為上車客，見單位價錢合理，間隔合用，即購入單位自用。原業主於2021年以$1,058萬購入單位，持貨約3年，是次沽出單位賬面蝕讓約$108萬離場，單位期內貶值約10.2%。
