啟德尚珒溋2座高層3房套月租$28,500

樓價回調，收租業主亦要面對現實，下調租金才有承接。美聯物業東九龍啟德一號分行首席高級營業經理黃家樂表示，該行早前促成啟德尚．珒溋租務交投，三房套連工作間及洗手間的單位獲租客以月租$28,500承租，租金回報率約1.6厘水平。

黃家樂表示，上述租出單位為尚．珒溋2座高層B室，實用面積738呎，屬於三房套連工作間及洗手間間隔，業主最初叫租為月租$29,000，放盤2個月後減租$500，以月租$28,500租出單位，折合實用呎租$38.6。

資料顯示，業主於2020年2月以$2,088.7萬購入上述單位，若以現時租金水平計算，租金回報約有1.6厘水平。
