啟德天寰4房勁蝕1784萬離場夠買2間太古城2房

啟德是近新盤供應重鎮，各大發展商為清存貨，常以「吸引價」推新盤，導致同區二手樓市價格持續下滑。據市場消息指，啟德天寰1座高層A室，實用面積1,190平方呎，4房間隔，享維港海景，自2023年年中起開始放盤，最初叫價4,200萬元，經過多次價格調整後，本月初降至2,900萬元求售，經過一番議價，終以2,750萬元成交，呎價23,109元。

根據資料，原業主於2018年年中以4,534萬元購入單位，持貨7年後，帳面蝕讓1,784萬元離場，樓價蒸發約39%。貶值金額足以購買2個太古城細單位。太古城在本月錄得8宗二手交易，其中3宗為兩房戶，成交價介乎780萬至810萬元之間。
