啟德天寰4房勁蝕1784萬離場 夠買2間太古城2房

啟德是近新盤供應重鎮,各大發展商為清存貨,常以「吸引價」推新盤,導致同區二手樓市價格持續下滑。據市場消息指,啟德天寰1座高層A室,實用面積1,190平方呎,4房間隔,享維港海景,自2023年年中起開始放盤,最初叫價4,200萬元,經過多次價格調整後,本月初降至2,900萬元求售,經過一番議價,終以2,750萬元成交,呎價23,109元。

根據資料,原業主於2018年年中以4,534萬元購入單位,持貨7年後,帳面蝕讓1,784萬元離場,樓價蒸發約39%。貶值金額足以購買2個太古城細單位。太古城在本月錄得8宗二手交易,其中3宗為兩房戶,成交價介乎780萬至810萬元之間。
