北角金堡大廈3房$565萬易主創屋苑近十年的呎價新低

世紀21日昇-蔡嘉駿董事表示，新近成交是北角金堡大廈A座低層2室，單位實用面積約612平方呎，屬3房設計，望向西北樓景單位，新近獲買家以$565萬承接，實用面積平均呎價$9,232，創屋苑近十年的呎價新低，原業主於3個月前以$720萬放售，最終大幅減價$155萬成交，減幅達兩成以上。

蔡嘉駿補充，原業主業主於2012年7月以$535萬購入單位，持貨13年帳面僅升值$30萬，期間只升值5.6%，如果扣除成本，單位幾近重返13年前的購入價。
