世紀21日昇地產聯席董事蔡嘉駿表示，新近成交是北角城市花園，物業7座低層E室，單位實用面積約1,032平方呎，屬3房連主人套房設計，望向北面前臨無敵煙花維港海景單位，新近獲買家以$1,200萬承接，實用呎價11,628，原業主以早於今年2月以$1,288萬放售，最終減價$88萬成交，減幅約6.8%。

蔡嘉駿補充，原業主業主早於2001年6月以$370萬低價購入單位，持貨24年帳面升值$830萬，期間大幅升值2.2倍。
