北角健威花園F座中層2房戶$450萬成交大幅減價18.2%

世紀21日昇地產聯席董事蔡嘉駿表示，最新成交是北角英皇道健威花園，物業F座中層04室，單位實用面積約445平方呎，單位屬兩房兩廳間隔，向西南眺望樓景為主，原業主原放盤價為$550萬，最終減價$100萬至$450萬成交，實用呎價約$10,112，大幅減價18.2%。

蔡嘉駿補充，單位原業主早於1980年4月（即屋苑入伙初期）僅以$20.6萬購入上址，現時由家人以遺產貨成交，過去44年帳面升值$429.4萬，期間市值狂升逾20倍。
