元朗YOHO TOWN銀主盤劈價28%求售4年蝕200萬 呎價創新低

二手樓市持續低迷,連銀主盤都要劈價求售。元朗YOHO TOWN本月錄得首宗成交,一個3房銀主盤以518萬元成交,呎價僅10,039元,創下近年新低。原業主於4年前以720萬元購入該單位,帳面蝕讓202萬元,折合跌幅達28%。

根據美聯物業助理區域經理張國成透露,成交單位為YOHO TOWN 2座低層H室,實用面積516平方呎,屬3房間隔。該單位自去年5月起放盤,初時叫價605萬元,其後多次調低至565萬元,放盤逾半年仍未獲承接,直至近日有用家尋找銀主筍盤,並出價518萬元的,銀行最終接受此議價成交,累計減價87萬元,折合呎價10,039元。

資料顯示,過去兩個月內,YOHO TOWN錄得4宗同類單位成交,成交價介乎600萬至650萬元,此次成交價較近期市價低14%至20%。

原業主於2020年9月以720萬元購入該單位,當時呎價約13,953元。然而,由於市況轉差,最終淪為銀主盤,4年間帳面累計蝕讓202萬元,單位貶值近28%,創該屋苑近年新低。
