元朗The Yoho Hub II首宗二手賬蝕36萬！業主短炒4個月損手半成！

樓市波動，有剛收樓新盤首宗二手交易即見紅！市場消息指，元朗Yoho Hub II錄得首宗二手成交，一個2房單位最新以660萬元沽出，業主持貨僅4個月賬蝕36萬離場。

上述單位為Yoho Hub II 6座高層D室，實用面積約462方呎，屬2房間隔，原業主於去年10月以696.4萬元一手購入單位，至今年1月完成交易，隨即開價700萬元放售，經議價後減價40萬元或約5.7%，以660萬元沽出，呎價約14,286元，業主收樓僅約1個月賬蝕36.4萬元，單位期內貶值約5.2%。

Yoho Hub II屬Yoho系列最高住宅項目，共2座大廈，提供939伙單位，去年8月才落成，靠近元朗站及大型商場Yoho Mall，首批單位折實均呎價約14,000元。而本周末元朗區大型新盤朗天峰開賣，折實呎價8,898元起，均呎價約10,000元，或令區內二手繼續受壓。
