美聯物業新界西北豪宅 - 元朗公園南路分行高級分區營業經理徐君寶表示，區內換樓需求持續，該行錄得換樓客以$538萬沽出元朗溱柏523實呎戶，原業主持貨11年帳面升值$142.2萬或約36%。

徐君寶表示，成交單位為元朗溱柏2座25高層F室，實用面積約523平方呎，屬2房間隔，方正實用。據悉，原業主由於已買新樓，故單位兩週前以$560萬放售，獲買家即睇即買，議價後以$538萬承接，實用呎價約$10,287。

資料顯示，原業主2013年以$395.8萬購入單位，持貨11年，單位面升值$142.2萬或約36%。
