元朗尚悅7座中層2房戶$436.8萬易手貶值逾12%

美聯物業元朗 - YOHO HUB分行營業經理曹錦輝表示，憧憬九月中美國聯儲局宣佈減息，睇樓客加快入市，該行最新錄得元朗尚悅446實呎戶以$436.8萬易手。

曹錦輝表示，成交單位為元朗尚悅7座中層F戶，實用面積約446平方呎，屬2房間隔。據悉，單位原開價$450萬，買家於多區睇樓逾年，認為減息週期將至，屬入市良機，故即場議價以$436.8萬承接單位，實用呎價約$9,794。

資料顯示，原業主2017年以$500萬購入單位，持貨7年，帳面蝕$63.2萬，或貶值逾12%。
