元朗價買港島豪宅 誠哥深水炸彈價重臨?

二手交投量升價跌,雖然周末十大屋苑成交量按周升達1倍,交投量創近半年新高,但同期一宗薄扶林碧瑤灣3房戶成交,呎價跌穿1萬元水平,僅9596元,相當於屯元天的呎價水平,甚至與元朗PARK YOHO相若;亦有有嘉湖山莊的買家,連日等待樓價尋底,最終本月以423萬元, 買入547平方呎3房戶,呎價7733元,比屋苑近月平均呎價,約8000元水平。還要低約3%。有代理表示,由於二手樓價調整,租金仍然趨升,因此部份買家亦趁美國減息前最後一個周末,在二手尋找筍盤及加快入市。不過觀望整體住宅交投,都向好的方面發展,則要等待香港按息追上美國減息的步伐。

發展商長實旗下全新盤港島南岸第3C期Blue Coast II部署減息後推出,區內業主擔心「深水炸彈」再臨,開價再創新低,令同區二手估價下跌。發展商長實近年多次牽頭減價,包括港島南岸第3B期Blue Coast,今年年初撤辣後,以「撈底價」21968元推出;發展商對全新盤定價,則預告會按市價推售,對銷情充滿信心,強調不會囤貨。

過去周末的一手交投表現淡靜,周五至周日約200伙貨尾開售,最終僅錄約61宗成交。上周將僅餘四伙貨尾劈價達28%開售的紅磡曼翹,暫未錄新成交;屯門NOVO LAND第3B期亦後繼無力,開售154伙,最終一連三日只賣出15伙。
