成交單位為德福花園U座低層10室，實用面積約520平方呎，屬2房間隔，座向東南。黃遠基指，單位以$500萬放盤，近期獲區外上車客洽詢。買家於多區尋覓心水單位，見德福花園周邊交通及購物十分便利，加上單位享開揚景觀，最終決定承接自住。經議價後以$496.8萬成交，實用呎價約$9,554。

參考成交資料，原業主於2010年1月以$275萬購入單位，持貨約15年，是次轉手帳面賺約$221.8萬，升值約80.7%。
