買樓是人生大事,首次置業的買家,會面對不少疑難。最常見是需要多少薪金,才足以購買單位。撇除一些偏遠地區,全港約30個鐵路沿綫的屋苑,呎價由約1萬元至2.3萬元,當中新界供應較多600萬元以下的細價上車盤,例如沙田第一城、嘉湖山莊、瓏門、上水中心、粉嶺中心、沙田中心等。

今次跟大家參觀的上車盤,便是來自沙田第一城。單位實用面積304平方呎,採兩房間隔,業主現時叫價585萬元,僅較約4年前的買入價,高出5萬元,估計扣除使費,需要蝕讓離場。以此放盤為例,首期需約58萬元。不過除了首期之外,印花稅、按揭保費、代理佣金、律師費等也是常見的雜費,這些雜費開支合計也逾50萬元。若屋苑未做大維修,買家更需跟賣方作出溝通,看看責任誰屬。
