上水皇府山3座中層2房戶$598萬易手升值78%

中原地產粉嶺碧湖花園分行經理蔡天賜表示，近期入市氣氛持續正面，粉嶺上水區本月暫錄約40宗二手成交，較上月增約3成，其中上水皇府山佔1宗成交，最新錄得成交單位為3座中層C室，單位實用面積509平方呎，建築面積662平方呎，2房間隔，開價約$600萬，日前議價後以$598易手，實用面積平均呎價$11,749。

中原蔡天賜指，新買家為用家，見單位價錢合理，間隔合用，即決定入市單位作自住之用。據了解，原業主則於2011年以336萬購入上址，持貨13年，是次沽出單位獲利約$262萬離場，單位升值78%。
