上水御皇庭2座中層2房戶國內客轉租為買斥$470萬買入

中原地產上水龍豐分行副區域營業經理賴作智表示，港府撤銷買家印花稅，對外地買家具一定入市吸引力，近期整體二手交投量急升。上水御皇庭剛錄本月首宗成交，分行最新錄2座中層H室，實用面積372平方呎，建築面積508平方呎，2房間隔，業主去年3月放盤時開價約$540萬，最終以$470萬易手，實用面積平均呎價$12,634，累減$70萬。

中原賴作智指，新買家為內地客，本於區內租樓，見政府新政策下入市成本下降，加上樓價已大幅回落，於睇樓時立即決定入市單位作自住之用。據了解，原業主則於2015年以$388萬購入上址，持貨9年，是次沽出單位獲利約$82萬離場，單位升值約21.1%。
